It sits directly against campus, so new purpose-built communities in the district tend to draw strong interest from returning and incoming students well ahead of each leasing cycle. The best floor plans and layouts are typically reserved before the pool of options starts to shrink.

Searching early gives you first pick of layout, more time to coordinate with roommates (or get matched with new ones), and access to the widest range of available floor plans. Waiting until later in the year usually means choosing from whatever is left.

A self-contained space for someone who wants full independence and no shared common areas.

1-Bedroom

A private bedroom and bath with extra room to spread out, still close to everything at The Penny.

2-Bedroom

Several layout options for splitting a place with one roommate while keeping your own space.

3-Bedroom

For a small group who wants to split costs while each keeping a private bedroom and bath.

4-Bedroom

Multiple layouts for larger friend groups, including a two-story townhome option.

5-Bedroom

The largest groups, including a two-story townhome layout.

Individual Bedroom Leasing

Purpose-built student communities near campus, including The Penny, commonly let each resident sign for their own bedroom rather than one lease for the whole unit. This is the general model to expect; confirm the exact lease structure for your floor plan with the leasing team.

Base Rent vs. Total Monthly Cost

Base rent is the listed floor plan price alone. Total monthly cost is base rent plus utilities and any required or lifestyle fees, such as parking or renters insurance. Always ask for the full picture before comparing communities.

Chapter 4

How to Qualify

Not every student has established US credit or income history yet, so most off-campus communities near TAMU, including The Penny, offer more than one way to qualify. Across the market, common paths include a guarantor or co-signer option, a self-qualify option for students with their own qualifying income and credit, and a security deposit option in place of a guarantor. Confirm with The Penny's leasing team exactly which options apply to your application, since requirements can vary by floor plan and lease term.

If You're Relocating From Out Of State Or Outside The US

Ask what forms of identification are accepted (a passport or visa document is commonly accepted where a US guarantor isn't available) and whether a lease can be signed remotely. These are practical, objective questions that apply to any qualifying applicant, not a specific group of students.

Chapter 5

Your Neighborhood

The Penny sits at 415 College Main Street, right in the heart of College Station's Northgate District and directly adjacent to Texas A&M's north entrance. That puts you within walking distance of class, Kyle Field, and the restaurants and nightlife Northgate is known for.

For groceries, the H-E-B on Texas Avenue South is the closest full-service store.
