Rent, Fees & Utilities

Installments are due on the 1st of every month per the payment schedule outlined in the lease agreement.

Rent includes a fully furnished apartment with a private bedroom featuring a full-sized extra-long bed, study desk and chair, dresser, and nightstand, as well as a furnished living room and a full-sized kitchen equipped with a refrigerator, dishwasher, microwave, and dining area. Residents also enjoy access to all community amenities, premium apartment features such as hardwood-style flooring, and an in-unit washer and dryer, as well as after-hours support for lockouts and other maintenance-related emergencies.
Roommates & Floor Plan Changes

You are welcome to list a preferred roommate on your application. While we do our best to accommodate roommate requests, placement is not guaranteed and is subject to floor plan availability and management approval.

If you would like to transfer to a different unit after signing, you must submit a transfer request to the management team. All transfer requests are subject to availability and management approval. Approved transfers may also be subject to a transfer fee.

Residents seeking to be released from their lease agreement prior to the lease end date may be eligible to participate in the relet process, subject to management approval and completion of all required documentation. Applicable relet fees and additional lease obligations may apply; please contact the leasing office for further details.

The Penny will be ready to welcome our first residents in Fall 2027!

Residents can submit maintenance requests at any time through their resident portal, which can be accessed via our website. Once a request is submitted, our maintenance team will review it and respond as promptly as possible.

Packages will be delivered to our parcel package lockers located on the first floor of the community. This system provides residents with a convenient, secure, and contactless package pickup experience.
Parking, Guests & Community Policies

Yes! We offer both reserved and unreserved parking options for residents.

Yes, residents are welcome to have overnight guests. However, guests may only stay for a limited period of time in accordance with the terms of the lease agreement.
